Q. How can I set up a viewing and tour of Landmark Towers?
A. Please feel free to stop by between 9:00 AM and 6:00 PM any day, including weekends and holidays; be sure to bring a government-issued photo ID. We would be pleased to show you around.

Q. What does the monthly rent payment include?
A. The monthly rent payment includes water, electricity, gas and limited parking (1 parking space for studio and one-bedroom units, and 2 spaces for two-bedroom units.) If you need additional parking, we charge $50/month per parking space.
Q. How do I apply for a residence and is there an application fee?
A. To apply we will ask you for basic contact information, i.e. name, phone number and email address, then you will be sent an electronic application and credit screening request. You will be asked to provide your proof of income (i.e. paystubs) and your current Landlord will be asked for a reference. The application fee is $50 per person for each person responsible for rent payments.
Q. Is there a limit to how many occupants are permitted per apartment?
A. Two adults are permitted per bedroom. For instance, a studio or one-bedroom apartment can have up to two adults. A two-bedroom apartment can have up to four adults.
Q. Do you allow pets?
A. Sorry but pets are not permitted.
A. No, smoking of any kind is prohibited within the building and on balconies. There is a designated smoking area outside, at the front of the building.

Q. How much money do you require for move-in?
A. We require a security deposit equal to one month's rent plus the full first month's rent in cleared funds. In some cases where credit has not yet been established, we may ask for additional security deposits which will be applied to the last month(s) of the lease.
Q. Do you require renter's insurance?
A. Yes, residents must maintain at least $100,000 of liability coverage and enough property insurance to cover the value of your belongings, typically $10,000 of coverage. You will be required to submit proof of insurance before move-in and with each renewal. A typical policy usually costs approx. $130 per year, which is only $10/month.
Q. Will my whole security deposit be returned to me when I move out?
A. Security deposits are returned after a final inspection of the apartment and deductions may be made if there is damage, personal items are left behind, the apartment is not left in clean condition or other deficiencies are found. We encourage you to accompany our representative on the exit walk-through to answer any questions and to allow you to supply information that may be helpful to us.
Q. Is there an income requirement to be approved?
A. Applicants must complete a Background and Credit Check which assesses several factors including your credit score, outstanding debt, past payment history, previous landlord reference and proof of income. As a rough rule of thumb, you should be making approximately 3 times your monthly rent payment, however, applicants with a high credit score or no debt may qualify with a lower level of monthly income. Please be prepared to bring proof of income, such as pay stubs or signed offer letter.
Q. Can I use a co-signer if I do not qualify on my own?
A. Yes, we do permit co-signers. Please note that you will be asked to pay an additional application fee for your co-signer and he/she will need to complete a Credit Check. Co-signers must have income equal to more than 3 times their living expenses; only the excess over that amount will be eligible as potential amounts to assist you.
A. No, we screen for criminal records and prior evictions and these are factors that will disqualify an applicant.
Q. Can I qualify if I have a criminal record or prior eviction?
Q. What is the minimum lease length permitted?
A. Initial leases must be for a one-year period. After that, leases renew for one-year periods. After the first year, you may request a month-to-month lease for any renewal period; please notify us at least 60 days before your lease expires.
Q. Can I pay my rent electronically?
A. Yes, we accept EFT payments from your bank account. Once you are registered, you can pay your rent and view your payment ledger online from a computer, smart phone or tablet.
Q. I order most of my purchases online. What happens if I get a delivery when I am not at home?
A. Our Front Desk is pleased to receive packages for you. Our electronic tracking system notifies you by text or email when your package arrives and even sends you a picture of the package. If you forget to pick it up, you get an automatic reminder.
Q. Can I have a roommate?
A. Roommates are permitted, however, anyone living in the building must complete a Background Screening and candidates may be disqualified based on the results. In addition, remember that you will still be completely responsible for the full payment of rent and for the conduct of your roommate.
Q. Can I sublet my apartment?
A. No, subletting is prohibited.
Q. Do you accept housing vouchers?
A. No, Landmark Towers does not participate in any government subsidized housing programs.
Q. What internet and cable providers service the building?
A. The building is completely wired for Comcast (Xfinity) services. Please note that we do NOT allow satellite dishes on balconies.
Q. Is there anything else I should be aware of?
